Many single-storey conservatories and glass extensions can be built under permitted development, so they don't need planning permission as long as they stay within limits on height, depth and how much of the garden they cover.
You are likely to need planning permission for a conservatory if your home is listed, in a conservation area, has had its permitted development rights removed, or the extension would sit on the front of the house.
We check this with you at the design stage, and we make sure the finished project meets Building Regulations wherever they apply.
A conservatory roof replacement with another glazed roof usually doesn't need Building Regulations approval if the conservatory stays separated from the house by external doors, but swapping a glass or polycarbonate roof for a solid tiled roof does.
This is because a solid roof is far heavier, so building control needs to confirm the existing frame and foundations can carry the extra load.
We install both Ultraframe glass roofs and solid roof replacements, and we make sure the new roof meets Building Regulations and comes with the right certification.
An older conservatory with basic glass or a polycarbonate roof is often too hot in summer and too cold in winter, but modern glazing with good thermal and solar control properties keeps the room comfortable for much more of the year.
The glass we manufacture for extensions and conservatories is specified for both, so it holds heat in during winter and limits glare and overheating in summer.
If you want a room you can use every day, a solid roof or an Ultraframe glass roof replacement can turn an occasional conservatory into a space you use all year.
